“I Bought Land at No Extra Fees”: An Investor Conversation with Diana

An interview by Risiih Investments

Buying land in Kenya is often described as a milestone- but for many buyers, it can also be a source of uncertainty. Hidden costs, unclear processes, and shifting timelines have made land ownership feel risky, especially for first-time investors.

In this interview, we speak with Diana, a client of Risiih Investments, to understand her experience as a land investor. Rather than a testimonial, this conversation focuses on decision-making, cost transparency, and long-term thinking -the factors that influenced her choice to invest.

Risiih Investments: Diana, before buying land, what were your biggest concerns as an investor?

Diana:
My biggest concern was not the land itself – it was the process. I had heard too many stories of people starting with one budget and ending up paying much more because of unexpected fees.

As an investor, I wanted clarity. I needed to know what I was committing to financially from the beginning, not halfway through the transaction.

Risiih Investments: When you started researching, what did you learn about buying land in Kenya?

Diana:
I learned that the advertised price is often just the starting point. Buyers commonly encounter legal fees, survey costs, transfer charges, and sometimes agent commissions that are not clearly explained upfront.

For someone trying to plan long-term, that lack of transparency makes it hard to compare opportunities or even trust the numbers.

Risiih Investments: The phrase “no extra fees” stood out to you. What did it mean to you as an investor?

Diana:
At first, I was skeptical. I didn’t assume it meant “free” or that there were no legal processes involved. What mattered to me was whether the full cost was explained clearly from the beginning.

For me, no extra fees meant no surprises. It meant that the amount I planned for was the amount I paid.

Risiih Investments: How did you approach due diligence before making your decision?

Diana:
I asked very direct questions. I wanted to know:

  • What exactly is included in the quoted price?

  • At what point is ownership transferred?

  • Who handles the documentation?

  • Are there any costs that might arise later?

What gave me confidence was that the answers remained consistent. Nothing changed as the process moved forward.

Risiih Investments: Did you view this purchase as a short-term or long-term investment?

Diana:
Definitely long-term. I wasn’t buying land to flip it quickly. My focus was on owning an asset that would hold value over time.

That’s why transparency mattered so much. If the entry process is chaotic, it already affects the quality of the investment, regardless of location.

Risiih Investments: You reviewed projects under Risiih Properties. What stood out to you?

Diana:
I looked at them as part of a broader portfolio, not individual deals. What stood out was the structure-  clear plots, defined processes, and a consistent approach across projects.

It felt less like speculation and more like planned land investment.

Risiih Investments: Can you describe your experience once you committed to the purchase?

Diana:
It was straightforward. There was no moment where I had to stop and reassess my finances because of an unexpected cost.

From an investor’s perspective, that was important. It allowed me to stay focused on the asset rather than worrying about the process.

Risiih Investments: Many people confuse affordable land with risky land. How do you see that distinction now?

Diana:
I think affordable land is often misunderstood. Affordable doesn’t mean low value—it often means early entry.

What matters is documentation, access, and long-term relevance. If those fundamentals are in place, affordability becomes an advantage, not a red flag.

Risiih Investments: Looking back, what lesson would you share with someone considering land investment?

Diana:
I would say: don’t just ask how much the land costs- ask how much the entire process will cost.

As an investor, clarity is part of value. If you understand the full picture upfront, you’re already in a stronger position.

Risiih Investments: Finally, how would you summarize your experience in one sentence?

Diana:
I would say it was calm—and that’s a good thing.
I bought land knowing exactly what I was paying for, with no extra fees.

Final Thoughts

Diana’s story highlights a reality that many land buyers overlook: the true cost of land ownership goes beyond the price tag. Transparency, process, and predictability play a critical role in determining whether a land investment supports long-term financial goals.

For investors approaching land with patience and discipline, experiences like Diana’s show that informed decisions-grounded in clarity rather than urgency-can make all the difference. You would be able  to understand the full cost before committing – not just the advertised price – take time to review the available projects under Risiih Properties. Each project is structured to support informed decision-making, allowing investors to evaluate location, process, and pricing with clarity.
